Scottsdale Commercial and Business Insurance (BOP, GL, Restaurant, HOA, CRE)

A Scottsdale business does not fail on a logo. It fails on a slip-and-fall, a kitchen fire, a sued HOA board, or a contractor who hurt someone and handed you a bad certificate. Commercial insurance is the file that decides whether that event is a bad week or the end of the company.

If you have been buying a cheap general-liability certificate online and hoping the rest is “included,” it usually is not.

We are a Farmers Insurance agency. Farmers’ own site calls Farmers the #1 commercial insurance carrier in Arizona. We start there. If Farmers cannot place the risk, we shop other markets. We do not invent a ranking for this office. We do the placement work.

What most Scottsdale businesses actually need

Names get thrown around. Here is what they mean in this office.

General liability (GL). Third-party injury and property damage. Customer falls in the showroom. Your work damages a client’s suite. Someone alleges advertising injury. GL is the baseline. It is not property insurance, not auto, and not workers comp.

Businessowners policy (BOP). Packages GL with business property (building you own or contents / tenant improvements) and often business income. Common for offices, many retailers, and lighter occupancies. A BOP is not automatic for a restaurant, a roofing contractor, or a vacant commercial building.

Commercial property. The building, or your stuff in a leased suite, written to the right limit. Scottsdale rebuild and tenant-improvement costs are not 2015 numbers.

Workers compensation. If you have employees in Arizona, this is usually not optional. See Scottsdale workers compensation.

Commercial auto / fleet. Vehicles titled to the business, or personal cars used for deliveries and job sites. A personal auto policy is picky about that. We write fleet when the schedule is a schedule.

Umbrella. Extra limit over GL, auto, and sometimes employers liability. High-end Scottsdale clients, restaurants with liquor, and property managers ask for this early. Related: Scottsdale umbrella insurance.

Professional liability / E&O. You gave advice or a professional service and someone says it cost them money. Real estate, insurance (yes), consultants, and many licensed trades need this in addition to GL.

Oil and gas GL. A specialty we place. Say it. Do not hide it on a “consulting” application.

Occupancies we quote from this Hayden Road office

We work Scottsdale, Paradise Valley, Phoenix, Fountain Hills, McCormick Ranch, Gainey Ranch, Carefree, Cave Creek, and Arcadia.

Restaurants and bars. Kitchen, grease, liquor, patio, employees. A BOP may not be the right chassis. Tell us hours, entertainment, and whether you own the building.

Retail and offices. Old Town foot traffic is not a Hayden warehouse. Offices often need E&O and a cyber talk — cyber is not automatic on a BOP.

Contractors. GL plus completed operations, often a tools floater. We read additional-insured wording before we promise a certificate.

HOAs, property managers, and CRE. Association GL/D&O, common-element property, lender requirements, ordinance-or-law, loss of rents. Condo masters also affect unit owners we insure — Scottsdale condo insurance. If you own a box and lease it to a restaurant, the tenant’s policy does not rebuild your building.

STR operators at scale. One Airbnb can be a personal-lines file (Scottsdale Airbnb insurance). A portfolio with payroll starts looking commercial.

Certificates, contracts, and the “can you send this today” problem

Scottsdale property managers and GCs will send a sample certificate with additional insured, waiver of subrogation, and primary/noncontributory language. Some of that is on the policy. Some of it needs an endorsement. Some of it we cannot grant.

So, send the contract or the sample cert with the quote request. Do not bind a minimum GL and then ask us to match a five-page insurance exhibit on Friday at 4:50.

We will tell you what the policy can do. Amanda, Dani, and Jordan have all seen a cert request that does not match the form.

How we shop a commercial account

Order of operations here:

  1. Farmers first. We are a Farmers agency. Colby Neal is a third-generation Farmers agent. If the occupancy, loss history, and limits fit, that is the first market.
  2. Other markets if Farmers cannot place it. Through Kraft Lake we can look at carriers such as Liberty Mutual, Travelers, Progressive, National General, Mercury, Branch, Stillwater, Foremost, Steadily, and Pacific Specialty, depending on the line.
  3. Honest no. Some risks need a wholesale market we do not control, or they need loss-control work before anyone will bind. We would rather say that than force a bad fit.

We do not publish made-up close rates or “#1 in Scottsdale” claims. You get a quote that matches the application.

What we need from you to quote

You do not need a broker-of-record letter to have a conversation. For a real number, we need:

  • Legal name, FEIN if you have one, entity type
  • Description of operations in plain English (what you do, for whom, where)
  • Locations and whether you own or lease
  • Revenue and payroll ranges
  • Employee count, including 1099s you treat as labor
  • Years in business / under current ownership
  • Current carrier, limits, and loss runs if you have them
  • Any cancellations, non-renewals, or lapses
  • Contract insurance requirements
  • Vehicles, if any
  • For restaurants: kitchen details, liquor, entertainment, delivery
  • For CRE / HOA: building construction, square footage, occupancy, updates, claims

Class codes and payroll also drive Scottsdale workers compensation. If you have people, bring that file at the same time.

FAQ

What is the difference between a BOP and a GL policy? GL is liability only. A BOP packages liability with business property (and often business income) for eligible occupancies. Restaurants, contractors, and vacant buildings often need a different structure.

Can you write HOA or commercial building coverage? Yes, those are in the commercial conversation. Bring the declarations, claims, and any lender or board requirements.

Are you only a Farmers agency? We are a Farmers agency first. If Farmers cannot place the risk, we shop other markets we access. We will say which path we are on.
