If you live in the Scottsdale house from fall through spring and lock it when the heat starts, say that first. That is a snowbird and seasonal-home file. It is not a weekend listing. It is not a house you turned into an Airbnb when you left for California.

Occupancy is the whole file

Carriers underwrite who is in the house, and who is not. A primary HO-3 assumes you live there. A second-home form assumes you occupy it part of the year and manage the empty months like an owner: water, heat, a neighbor or a service that checks. A vacancy or seasonal form is for longer empty stretches, or a house that does not qualify as a lived-in dwelling. Do not mix those sentences on one application.

“We leave in May” is a vacancy-clause problem, a water-shutoff problem, and sometimes a two-state problem. It is not automatically an STR problem. If you list any nights, say so. If you do not, do not let a form imply that you do.

What we ask on a seasonal house

  • Which months you are actually in Arizona
  • Whether anyone stays as a caretaker, adult child, or house-sitter
  • Water shutoff, alarm, and how often the house is walked
  • Pool service and whether the yard is maintained in summer
  • The other address — California, Oklahoma, Texas, or elsewhere — and whether that house is already written
  • Whether the Scottsdale house is in a trust or LLC
  • Claims, roof age, and any lender asking for proof the house is not “vacant”

Two-state files are normal in this office. We are licensed in Arizona, California, Oklahoma, and Texas. Garaging and occupancy still have to be true in each state. We will not write a Scottsdale story for a house that is really a California primary just to force a number.

Vacancy is not a synonym for Airbnb

A vacancy clause or unoccupied-period condition is about the months the owner is gone. It is about burst pipes, theft, and whether anyone is checking. Seasonal and vacant products — including Farmers when it fits, and Foremost seasonal or vacant when the preferred homeowners chassis will not take the empty months — exist for that use. They are not a license to take paying guests. If a claims person finds a listing calendar, the “we only leave in summer” application is already in trouble.

Flood is still not on the homeowners or seasonal form. If a wash, a lender, or a monsoon story has you asking about flood, read flood insurance in Scottsdale and call us with the address. Liability on a winter house with a pool is still a reason to look at the Scottsdale umbrella guide.

If Farmers cannot write the seasonal or vacant facts — length of vacancy, claims, roof, or a use that is really a rental — we look at other markets we access through Kraft Lake. The Kraft Lake list can also include Liberty Mutual, Travelers, Progressive, National General, Mercury, Branch, Stillwater, Steadily, and Pacific Specialty, depending on the line. What to have on the call

  • Both addresses and which months you occupy each
  • Current declarations or a non-renewal
  • How the empty house is checked
  • Pool, roof, brush, and any prior water claim
  • Whether anyone pays to stay

Is a winter-only Scottsdale house a vacancy problem?
Unoccupied months are underwritten. Water shutoff, checks, and alarm questions come up. Tell us how you actually leave it.

Can you write the Arizona house and the California house?

Do you only write Farmers?
Farmers first. Foremost and other Kraft Lake markets if Farmers cannot place the seasonal or vacant risk.
