Scottsdale Renters Insurance

Your landlord’s policy is for the building. It is not for your bike in the garage, the laptop on the counter, or the lawsuit if your dog bites a neighbor in a McCormick Ranch complex.

If you rent in Scottsdale, Paradise Valley, Phoenix, or Fountain Hills and you do not have a renters policy, you are betting that nothing in your apartment is worth replacing and that nobody will ever name you in a claim. That is a bad bet.

Most leases here already require proof of renters insurance. Even when they do not, get the policy.

What renters insurance covers

A renters policy (HO-4) is built for tenants:

  • Personal property — furniture, clothes, electronics, kitchen gear, and other belongings, up to the limit you choose. Sub-limits apply to jewelry, cash, and some other categories unless we schedule them.
  • Loss of use — extra living costs if a covered loss makes the unit unlivable (fire in the building, serious storm damage, etc.).
  • Liability — you are responsible for injury or property damage: a guest, a leak you caused, a dog incident.
  • Medical payments — smaller guest-injury bills without a full liability fight, subject to the form.

It does not insure the landlord’s walls, roof, or building systems. That is why the landlord has Scottsdale landlord insurance.

It does not automatically cover a roommate’s stuff unless they are on the policy. Put both names on it or have them buy their own.

It does not mean you can run an Airbnb out of a leased apartment without telling us and the landlord. That is a different problem.

How much personal property is enough?

Walk the apartment and estimate what it would cost to replace things new, not what you paid at a garage sale.

People lowball this. A Scottsdale one-bedroom with a normal kitchen, a bike, work clothes, and a couple of screens adds up faster than it looks.

We will not publish a fake average premium. The number depends on limit, deductible, building, dogs, and whether we bundle with auto.

If you have jewelry, cameras, or instruments above the special limits, say so. We schedule them or you will be disappointed at claim time.

Liability matters more than people think

Renters liability is what pays when:

  • Your overflow ruins the unit below
  • Someone is hurt in your apartment
  • Your dog is involved
  • You are liable away from home in many everyday situations (the form matters)

Apartment living in Scottsdale often means shared halls, pools, and parking garages. You do not control the building. You still control what happens in your unit.

If you have savings, a car, or income worth protecting, ask about sitting Scottsdale umbrella insurance over renters + auto. The underlying renters liability has to be high enough for the umbrella to attach.

Dogs, roommates, and “the lease says $100,000”

Landlords and property managers in this market will specify a liability limit and sometimes “no vicious dogs” language. Send us the lease insurance page. We will match what we can.

Breed and bite-history questions are not us being difficult. They are the carrier.

Roommates: if only one person is on the policy, the other person may have no property coverage and may not be an insured for liability. Fix that on day one.

How this ties to auto

A lot of renters quotes in this office are really auto + renters household quotes. That is fine. Bring both.

If you rent a room in a house you do not own, still call. Occupancy questions are easier on the phone.

What to have on the call

  • Address and unit number
  • Landlord or community name if they need to be listed
  • Approximate contents value
  • Dogs, roommates, trampolines (yes, we have been asked)
  • Any home-based work or frequent guests for pay
  • Current auto policy if you want it quoted together
  • Lease insurance requirements and due date for the certificate

FAQ

Does my landlord’s insurance cover my belongings? No. Their policy is for the structure and their liability as an owner. You need renters insurance for your stuff and your liability.

Is renters insurance required in Scottsdale? Many leases require it. Even when they do not, you still have the exposure. Call (480) 860-0860.

Can I get renters insurance if I have a dog? Often yes. Some dogs or histories are a problem. Tell us the breed and any incidents.

Should my roommate be on my policy? If you want their belongings and their liability on the same policy, yes — or they buy their own. Do not assume they are covered.
