Most people insure the number on Zillow. After a fire or major loss in Scottsdale or Phoenix, the check that matters is what it costs to rebuild the dwelling — not what a buyer would pay for the house and the land.

The three numbers people mix up
- Market value — what a buyer might pay today. Includes land, location, schools, and neighborhood demand.
- Assessed / taxable value — what the county assessor uses. Often lags the market. Not a rebuild figure.
- Reconstruction (rebuild) cost — labor, materials, code upgrades, and time to put this structure back. Land stays; you do not “rebuild dirt.”
Price-per-square-foot talk is useful — but the right $/sq ft for insurance is construction cost, not resale comps. A Scottsdale listing at a high sale $/sq ft can still under- or overshoot rebuild depending on finishes, roof system, and current contractor pricing.
Why removing the land matters
After a total loss:
- The lot is still yours
- The policy’s dwelling limit pays to rebuild the home (subject to terms)
- If the dwelling limit was set to “market value,” you may have bought land coverage you do not need — or underinsured the structure
Underinsuring means you may pay the shortfall out of pocket. Chasing market value does not invent a bigger rebuild budget than construction allows.
How we fact-check before we quote
Pre-underwriting diligence is not optional at this Hayden Road office. Before we talk premium, we research the property with tools like:
- County assessor data — year built, living area, parcel basics
- Zillow / listing history — context only, never the rebuild number
- Google Earth / Google Maps / satellite imagery — garages, pool, footprint, additions
- Exterior clues — stucco vs frame vs masonry, roof type, visible updates
- Foundation clues when available (for example, slab)
- Appraisal and dwelling $/sq ft comparisons when we are reviewing files
The goal is simple: accurate reconstruction assumptions → high-quality protection → a fair, competitive market rate.
What to do this week
- Pull your declarations page and find the dwelling limit
- Ask for a rebuild-cost estimate — not a Zillow printout
- Confirm inflation guard / extended replacement options on the policy
- Make sure roof, HVAC, remodels, and ADUs match what is on the file
- Recheck after any remodel or big swing in construction costs

Is market value the same as rebuild cost? No. Market value includes land and neighborhood demand. Rebuild cost is what it takes to put the structure back. Land remains after a total loss.
Should I insure my Scottsdale home for the Zillow estimate? Zillow is a useful market signal, not a dwelling rebuild figure. We use assessor data, maps, and construction reality to set a rebuild-focused limit.
