Scheduled Personal Property in Scottsdale (Jewelry, Art, Collections)

A Scottsdale or Paradise Valley homeowners policy covers your belongings — up to a point. Jewelry, watches, art, and collections often sit under special sublimits, not the full contents number on the declarations page. When the piece matters more than that sublimit, you schedule it.

This guide is educational, in plain language, for East Valley homeowners and higher-income households who want the conversation straight before they buy or review coverage. It is written by Colby Neal / Neal Insurance Agency — not by Farmers corporate.

Call or text (480) 860-0860 to review jewelry, art, or collection schedules. Neal Insurance Agency · 10601 N Hayden Rd, Ste 112, Scottsdale, AZ 85260 · Mon–Fri 8:30am–5:30pm · weekends by appointment

Contents limit ≠ unlimited jewelry

Personal property (Coverage C on many HO-3 forms) is the bucket for furniture, clothes, and everyday items. Inside that bucket, many policies still carve out special limits for categories such as jewelry, watches, furs, firearms, money, and similar items. The exact categories and dollar caps are on your form — we will not invent a one-size sublimit as if every carrier used the same number.

So yes: the ring may be “covered.” And no: that does not always mean the full retail or appraisal value is available after a theft or loss. Read the special-limits section. If the answer is short of what you own, that is the schedule conversation.

What “scheduled” means in plain words

Scheduled personal property (sometimes called a floater, inland marine schedule, or scheduled endorsement — names vary by company) lists specific items with amounts the policy agrees to cover under that schedule, subject to the contract. You are not hoping the contents limit stretches. You are naming the watch, the painting, the collection.

  • Item description that an adjuster can recognize
  • Value supported by appraisal, invoice, or other documentation when required
  • Coverage terms that may differ from unscheduled contents (valuation, perils, deductibles — again, form-specific)

We will not invent sample premiums or “you can schedule $X for $Y a month” on this page. Age of the item, carrier appetite, claims history, and the dwelling file all matter.

Who usually needs this conversation in the Valley

  • Engagement and wedding jewelry that outgrew ordinary sublimits
  • Watches and fine jewelry kept at home in North Scottsdale, Paradise Valley, or Phoenix
  • Art, sculpture, or wine collections
  • Cameras, instruments, or hobby collections with real replacement cost
  • Custom or high-value / custom home households where contents and schedules are part of the same underwriting picture

Business inventory is a different file. A gallery, a jewelry store, or tools used for work belongs on a commercial conversation — see Scottsdale commercial insurance — not on a homeowners jewelry schedule.

Dwelling first, then the schedule

Schedules sit on top of a sound dwelling file. If the rebuild number is wrong, fix that first — see rebuild cost vs market value. Tile roofs, pools, monsoon water, and brush still belong on the Scottsdale home insurance walkthrough. A Paradise Valley address has its own lander: Paradise Valley home insurance.

Occupancy still comes first. Primary residence, second home, snowbird months, landlord, or short-term rental change the product. Do not mix those sentences on one application. Liability on a house with assets and a pool is why we often look at an umbrella in the same call.

What to bring to the call

  • Current declarations page (special limits + any existing schedules)
  • List of items you care about — description and approximate value
  • Appraisals, invoices, or clear photos when you have them
  • How the house is occupied (you live there, seasonal, rental)
  • Any prior jewelry or theft claims

We will not invent an appraisal-dollar rule that every carrier uses. Bring what you have. We will tell you if underwriting needs more.

How this agency places it

We are a Farmers Insurance agency. Colby Neal is a third-generation Farmers agent. Farmers is the first conversation for the house and for schedules we can place. If Farmers cannot write the schedule or the dwelling facts, we look at other markets we access through Kraft Lake — and we will say which path we are on.

Licensed in Arizona, California, Oklahoma, and Texas. English, Portuguese, and Spanish. Amanda runs the agency; Dani handles a lot of the service file; Jordan works with us on new business.

Call or text (480) 860-0860. Tell us “jewelry schedule” or “art collection” and whether the house is primary. We will not send you to an online bind widget as the plan.

FAQ

Does my Scottsdale homeowners policy already cover jewelry? Usually yes up to a special sublimit for certain categories — not the full contents limit. Check your form. High-value pieces often need to be scheduled. Call (480) 860-0860 with your declarations page.

What is scheduled personal property? A schedule lists specific items (jewelry, art, collections, and similar) with amounts the policy agrees to cover under that endorsement or floater — subject to the contract. It is not a blank check on the contents limit.

Do I need an appraisal? Appraisals, invoices, and clear photos help underwriting and claims. We will not invent a dollar threshold that every carrier uses. Bring what you have; we will tell you if more documentation is needed.

Is this only for North Scottsdale or Paradise Valley homes? No. Any household with jewelry, art, or collections above ordinary sublimits can need a schedule — custom North Scottsdale, Paradise Valley, Phoenix, and East Valley alike.

Do you only write Farmers? Farmers first. If Farmers cannot place the schedule or the house, we look at other markets we access through Kraft Lake. Call (480) 860-0860.
