What the association actually buys

Farmers lists HOA as an occupancy this office quotes. We start there. A master property form is trying to cover common elements — and, depending on bare-walls vs single-entity vs all-in, some portion of the units. General liability is the slip in the hallway, the pool, the gate. Directors and officers is the board being sued for a decision. Those are different forms. A cheap GL certificate is not D&O, and it is not the building.

Arizona already requires associations to tell unit owners, every year, the deductibles they may be responsible for. Boards that have never read their own deductible letter are the boards that discover a large number after a water claim. We are the association’s agent when you hire us for that file. We are not automatically every unit owner’s agent. Unit owners still need their own HO-6.

  • Number of units, construction, stories, year built, updates
  • Pool, spa, playground, gates, security, and any staff
  • Master property limits, deductibles, ordinance-or-law, and what the CC&Rs say the association insures
  • Claims and reserve conversation — we will not invent a reserve number
  • D&O, fidelity/crime, and whether a manager needs to be named
  • Lender or board requirements, and any current non-renewal

Managers, boards, and certificates

Scottsdale and north-Valley managers will send a sample certificate. Additional insured, waiver, and primary wording may or may not fit the association form. If the association owns a clubhouse restaurant, a golf cart fleet, or hired labor, say it. Those pull in restaurant, recreational, or workers compensation conversations. Do not hide payroll under “volunteer board.”

  • Effective date and whether you are mid-claim

FAQ

Does the master policy cover my condo interior?
Only if the master form and CC&Rs say so. Most unit owners still need an HO-6. That is the condo page, not this one.

Can you write D&O only?
