A Scottsdale restaurant is a kitchen, a liquor license, a patio, employees, and a landlord who wants a certificate that matches the lease. It is not a “BOP” you bought online with the occupancy left blank. If the application says office or retail and the operation is food and drink, the certificate is already the wrong document.

Occupancy first — then the chassis

Farmers’ restaurant product is the first conversation in this office. A businessowners policy can be the right package for some light occupancies. A restaurant is often not one of them. Grease, open flame, liquor, late hours, valet, entertainment, and delivery change the market. We start with Farmers. We do not slap a BOP label on a kitchen and call it done.

What we actually underwrite

  • Kitchen: cooking type, suppression, hood cleaning, hours
  • Liquor: beer and wine vs full bar, off-premises, catering
  • Patio and sidewalk service — and whether you own the building
  • Entertainment, dance floor, or late close
  • Delivery and whether vehicles are personal or commercial — see commercial auto if vans or cars are in the business name
  • Employees and 1099 labor — Arizona generally wants workers compensation from the first employee
  • Lease insurance exhibit: additional insured, waiver, primary/noncontributory

Send the lease or sample certificate with the quote request. Additional insured wording is not always on a minimum GL. We will tell you what the form can do. Amanda, Dani, and Jordan have all seen a Friday 4:50 cert that does not match the policy.

A certificate is not a restaurant policy

Property managers in Old Town and along Scottsdale Road will ask for proof. A cheap online GL certificate is usually not liquor, not building, not business income, and not workers comp. If you own the box, the tenant policy does not rebuild your building. If you lease, your tenant improvements and contents still need a real limit.

We will not invent a premium or a “restaurant discount.” Kitchen, liquor, payroll, and loss history set the number.

How we place it

We are a Farmers agency. Colby Neal is a third-generation Farmers agent. Farmers first — including Farmers’ restaurant product when the occupancy fits. If Farmers cannot place the risk, we shop other markets through Kraft Lake (Liberty Mutual, Travelers, Progressive, National General, Mercury, Branch, Stillwater, Foremost, Steadily, Pacific Specialty, and similar, depending on the line). We will say which path we are on.

What to have on the call

  • Legal name, entity, FEIN if you have one
  • Menu type, hours, liquor, entertainment, delivery
  • Own vs lease, and the insurance exhibit
  • Revenue and payroll ranges, employee count
  • Current carrier, limits, loss runs if you have them
  • Effective date and whether you already have people in the kitchen

FAQ

Can a restaurant use a plain BOP?
Sometimes a light occupancy can. Many kitchens cannot. We quote Farmers’ restaurant product first and tell you if another structure is required.

Do you write liquor liability?
Liquor is part of the restaurant conversation. Hours, entertainment, and license type change the market. Call (480) 860-0860.

Do you only write Farmers?
Farmers first. Kraft Lake markets if Farmers cannot place the restaurant.

Old Town foot traffic, a Scottsdale Road pad site, and a taco shop in a strip are not the same kitchen. Hours, entertainment, and whether you own the building change Farmers’ restaurant appetite before we ever talk about a number.
