New Resident Escrow Insurance Binder in Scottsdale

Buying in Scottsdale, Paradise Valley, Phoenix, Fountain Hills, Cave Creek, or Carefree? Escrow will ask for proof of homeowners insurance before the lender funds. That packet is usually called a binder or evidence of insurance. Getting the mortgagee name, loan number, dwelling limit, and effective date right is how closings stay on the calendar.

What escrow and the lender actually need

Escrow and the mortgage lender are not asking for a pretty PDF. They need proof that a homeowners policy (usually an HO-3 for an owner-occupied house) will be in force at funding, with the right parties named. Typical pieces:

  • Insured names that match the purchase contract
  • Property address (and unit number if condo)
  • Dwelling / Coverage A limit that meets lender instructions
  • Deductible information the lender will accept
  • Mortgagee clause — lender name and mailing address exactly as on their sheet
  • Loan number on the evidence
  • Effective date aligned with closing (or earlier if they ask)

Mortgagee clause and loan number (do not guess)

The mortgagee is the lender’s interest in the property. Their clause wording and loan number have to match what escrow sent you — not a close-enough spelling from memory. Wrong mortgagee address or a missing loan number is a common reason a binder gets kicked back the afternoon before funding.

HO-3 timing: when to start the file

Do not wait until the morning of closing if you can help it. Underwriting still needs the address facts: year built, roof, pool, occupancy, claims history, and how the house will be used. New construction, vacant days before move-in, and short-term rental plans all change the conversation — an Airbnb plan is not a standard owner-occupied HO-3.

Rebuild cost vs sale price

Lenders care that the dwelling limit protects their collateral. Sale price is what you paid (or are paying). Rebuild cost is what it would take to put the structure back after a total loss. Those numbers are not the same — especially on Scottsdale and Paradise Valley homes where land value and custom finishes pull the market price away from construction cost.

When flood, umbrella, and schedules matter at closing

Not every closing needs every product. Ask these questions early:
